This Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. Certain terms and conditions apply.
Village Reservation Service reserves the right to substitute a comparable property should an unforeseen problem arise with the rented property or if there are more people than the rented property occupies.
CANCELLATION POLICY: a $75.00 charge or 10% of the reservation total, whichever is greatest, will be applied for all non-holiday cancellations made 2 or more weeks prior to arrival. For cancellations made less than 14 days in advance prior to arrival and for all Holiday cancellations, the total sum (reservation total) will be forfeited unless we can re-book the night(s). Any Holiday reservation not fulfilled is grounds for forfeiture of all rental monies.
Please be advised that if you gave a credit card for your reservation, deposits, etc., and do not comply with the above policies, your credit card may be charged. As part of an on-going effort to ensure your security, the credit card used at booking must be presented at check-in by the cardholder, along with a current I.D. VRS has the right to refuse service and/or cancel a reservation if the credit card and cardholder are not present at check-in.
Any late departures will be subject to an additional charge of one night’s rental, plus tax; unless prior arrangements have been made.
The property you have rented is privately owned. We are not and will not be held responsible for any loss or injury, by any means, of any kind, incurred on the premises. It is understood and agreed that Village Reservation Service and their employees are acting as Agent of the Owner and not as principal and that Agent shall not be held liable to lessee or guest(s). Village Reservation Service has no control over electronics in the home: dvd players, tvs, stereos, etc… or the mechanical operation of spas and/or Jacuzzis. Homes with Spas/Jacuzzis are professionally serviced and cleaned on a weekly basis. NO COMPENSATION WILL BE CONSIDERED FOR INOPERABLE SPAS AND/OR JACUZZIS.
If you have a complaint or a problem with the property, please call as soon as the issue is noticed.
If occupancy exceeds that of the maximum occupancy allowed for the property, you will charged accordingly and/or will be immediately removed from the property with NO REFUND. THIS IS A VIOLATION OF CITY ORDINANCE.
You are a Guest in Big Bear Lake and are staying in a Residential Area. You are expected to respect the neighborhood and those around you! PLEASE BE COURTEOUS TO ALL! Disturbing the peace of the Residential Neighborhood you are occupying is a City Ordinance violation. Please keep noise to a minimum between the hours of 10:00 P.M. and 7:00 A.M.
PARK VEHICLES APPROPRIATELY. The City of Big Bear Lake Ordinance limits the number of cars allowed to be parked at each property and this number is clearly posted on a sign at each property. Parking more cars than are allowed at the property is a violation of this Ordinance. During the Winter months, when snow conditions exist, avoid large fines and the towing of your vehicle – DO NOT BLOCK THE SNOWPLOWS OR PARK ANYWHERE ON THE STREET!
Lessee understands that any disturbance that results in any Law Official, Fire Official or Code Compliance Official going to the property may result in the immediate removal from the property with NO REFUND AND NO COMPENSATION. A fee may be charged to your card in addition to any fees or fines assessed by the responding official.
